Rental conditions

Booking, payment, cancellation, refunds and house rules for Le Clos d'Icelle.

Working document. The amounts, deadlines and percentages below are common starting values for a seasonal rental. They must be validated by the owner before going live, and the consumer mediator's details must be completed. In case of any discrepancy, the French version prevails.

1. The property

Le Clos d'Icelle is an independent studio located on the owner's property in Serviers-et-Labaume (30700), about 7 km from Uzès. It is officially classified as a 2-star tourist accommodation and registered with the local authority under number 49056900100087.

The studio is let furnished, for holiday accommodation only, to a maximum of two people. It has a private entrance, a private terrace, and access to the garden and to the property's private pool.

The letting is seasonal. It confers no right whatsoever to remain in the property once the stay has ended.

2. Request, acceptance and withdrawal

Every booking follows three steps:

You may withdraw your request at any time before payment is made, free of charge and without giving a reason, simply by writing to the owner.

However, once the booking is confirmed and paid, the fourteen-day cooling-off period for distance selling does not apply: accommodation services supplied on a specific date are excluded by law (article L221-28 of the French Consumer Code). The cancellation scale in section 6 then applies.

3. Rates, deposit and balance

Rates are shown in euros, inclusive of tax, excluding tourist tax. They vary with the season and the length of stay. The rate that applies is the one displayed when the booking is confirmed.

Payment is made by card through our secure booking engine, or by bank transfer. If the balance is not paid on time, and after a reminder left unanswered for seven days, the booking may be cancelled automatically, the deposit remaining with the owner.

End-of-stay cleaning, bed linen and towels are included in the rate.

4. Tourist tax

The tourist tax is set by the local authority and collected on its behalf. It is added to the rental price and calculated per person per night. Guests under eighteen are exempt.

When a booking is made through a platform (Airbnb, Booking), the tax is usually collected directly by that platform. For a direct booking it is paid on arrival or added to the invoice.

5. Security deposit

A security deposit of €300 may be requested on arrival, by card pre-authorisation or by uncashed cheque. It is not a fixed penalty: it secures the restoration of the property.

It is returned within a maximum of seven days after departure, less, where applicable, the cost of any damage observed, missing items, additional cleaning required or unpaid consumption. Any deduction is justified in writing.

6. Cancellation by the guest and refunds

All cancellations must be notified to the owner in writing. The date the written notice is received determines which scale applies.

Refunds are made within fourteen days, using the payment method chosen when booking.

The hosts strongly recommend taking out cancellation insurance, which covers most serious impediments (illness, accident, redundancy, bereavement).

Bookings made through a platform. If you booked via Airbnb or Booking, the cancellation conditions displayed on that platform at the time of booking apply, and the refund is handled by them. The scale above concerns direct bookings.

7. Cancellation by the owner

Should the owner be forced to cancel the booking, he will inform the guest as soon as possible and refund all sums paid. Where the cancellation is attributable to him and not justified by force majeure, he will also pay compensation equal to the amount of the deposit.

If a piece of equipment fails (pool, air conditioning, appliances), the owner undertakes to intervene as quickly as possible. The temporary unavailability of one item of equipment does not on its own justify cancelling the stay or refunding it.

The studio is classified for two people. This capacity cannot be exceeded without the owner's prior written agreement, for insurance and safety reasons.

The presence of an undeclared guest may lead to immediate termination of the stay without refund.

10. Pets

Dogs up to 15 kg are welcome, free of charge. Their presence must be mentioned when booking.

The animal remains under its owner's permanent supervision. It must not be left alone in the studio, climb on beds or sofas, or enter the pool. The owner is liable for any damage or nuisance caused and must pick up after the animal in the garden. Assistance animals are accepted without weight restriction, as required by law.

11. Pool: season, use and safety

The pool is open from 15 April to 15 October. In 2027 it opens early for the Easter weekend, from Friday 26 March. Out of season it is closed and covered, and access is forbidden. The studio is let all year round.

The pool measures 8 × 4 metres, has two depths of 1.10 m and 1.40 m, and is regulated by a heat pump aiming for 29°C during the season. This temperature is not guaranteed: late in the season wind chill can take a few degrees off, while in high summer the pump serves instead to prevent overheating. The water is chlorinated, at a deliberately low concentration thanks to the filtration system.

The pool is private: it is not shared with any other holidaymakers. The owners, who live on the property, may nevertheless be nearby to maintain the garden or the pool.

12. Grounds, vehicles and off-season

Parking on the property is free. An electric vehicle charging point of 7 kW maximum is available; the terms of use and any charge for it are agreed with the owner.

From September to June, roughly 500 m² of flat ground can accommodate a large vehicle: horsebox or horse lorry, van, motorhome, trailer or bike rack.

This land lies outside the property itself. It is a flat field belonging to the hosts, adjoining the house, neither fenced nor closed by a gate. Access is direct and open.

14. Outdoor video surveillance

Surveillance cameras are installed outdoors on the property, pointed at the entrances and the parking area. They film neither the inside of the studio, nor the private terrace, nor the immediate surroundings of the pool.

Recordings are kept for a limited period and serve no purpose other than the safety of people and property. You may exercise your rights over these images as described in our privacy policy.

15. Insurance and liability

Guests must hold public liability insurance covering rental risks (known in France as assurance villégiature). Proof may be requested on arrival. Failing that, guests are personally liable for damage caused to the property, its furniture and its equipment.

The owner cannot be held liable for the theft or damage of personal belongings left in the studio, on the terrace, in the garden or in a vehicle parked on the property, nor for harm resulting from a failure to observe the safety rules, particularly those concerning the pool.

16. Complaints, mediation and disputes

Any complaint about the stay should be raised with the owner during the stay, so that a solution can be found on the spot. Failing that, it may be sent in writing within thirty days of departure.

Under articles L611-1 et seq. of the French Consumer Code, guests may refer the matter free of charge to a consumer mediator with a view to an amicable settlement, after first trying to resolve it directly with the owner.

To be completed: name, postal address and website of the consumer mediator the owner is registered with. This information is a legal requirement.

Guests may also use the European online dispute resolution platform. These conditions are governed by French law. Failing an amicable settlement, disputes fall within the jurisdiction of the French courts.

17. Personal data

Information collected when a booking request is made is necessary to process it and to perform the rental contract. Its processing is described in detail in our privacy policy, which also sets out your rights of access, rectification and erasure.
